Role Overview
We are seeking an experienced professional to drive its expansion through strategic land acquisition and joint development partnerships. The role involves scouting and evaluating potential land parcels, negotiating deals, and closing transactions that align with the Group’s growth vision. The ideal candidate will have a deep understanding of real estate markets, strong negotiation skills, and a robust network of brokers, landowners, and legal professionals.

Responsibilities:
1. Land Identification & Evaluation
 Scout for suitable land parcels for residential, commercial, or mixed-use development.
 Conduct market research to assess location viability, infrastructure potential, and market demand.
 Coordinate with architects, legal, and finance teams to evaluate the feasibility of identified lands.

2. Financial & Commercial Analysis
 Prepare and review financial feasibility studies, including ROI, IRR, and cash flow projections.
 Support management in evaluating project economics and risk-return scenarios.
 Assist in developing business cases for land acquisition proposals.

3. Negotiation & Deal Structuring
 Lead negotiations with landowners and intermediaries for acquisition, joint development, or joint venture structures.
 Work closely with legal advisors to finalize term sheets, Memoranda of Understanding (MoUs), and Joint Development Agreements (JDAs).
 Ensure compliance with internal approval processes and legal documentation.

4. Relationship Management
 Build and maintain a strong network of brokers, consultants, landowners, and government authorities.
 Represent us at real estate exhibitions, industry forums, and broker events.
 Maintain regular communication with key stakeholders to identify new opportunities.

5. Coordination & Reporting
 Liaise with internal departments (Legal, Finance, Technical) for due diligence and approvals.
 Track and report deal progress, negotiations, and market intelligence to senior management.
 Maintain an updated pipeline of potential opportunities.

Qualifications & Experience
 Bachelor’s degree in Civil Engineering, Architecture, Business Administration, or related field. MBA preferred.
 8–12 years of experience in land acquisition, development management, or related functions in the real estate sector.
 Proven experience in negotiating JDAs/JVs and managing end-to-end deal closure.
 Strong knowledge of property laws, due diligence processes, and real estate market trends.
 Excellent communication, networking, and analytical skills.

Responsibilities:
 Provides full administrative assistance to the Director.
 Acts as liaison to the Board of Directors; orders meeting refreshments/meals and prepares conference room; attends all board meetings, records, transcribes, and distributes meeting minutes; maintains historical files
 Maintains Director’s appointment calendar by scheduling meetings, teleconferences and travel including itineraries, airline reservations, hotel accommodations, rental cars, and all other travel needs.
 Conserves Director’s time by reading, researching, and routing correspondence; drafting letters and documents; and screening and rerouting phone calls.
 Reconciles corporate credit card statements and provides required back-up.
 Maintains airline and corporate restaurant sponsorship accounts, and prepares required reports for annual audit.
 Contributes to team effort by accomplishing related results as needed.
 Coordinate executive communications, including taking calls, responding to emails and interfacing with clients
 Prepare internal and external corporate documents for team members and industry partners
 Arrange corporate events to take place outside of the work place
 Maintain an organized filing system of paper and electronic documents
 Uphold a strict level of confidentiality
 Develop and sustain a level of professionalism among staff and clientele

Requirements
• Bachelor’s degree + Minimum 5 – 8 years of relevant work experience
• Should have strong work ethics, quick learner
• Must have good communication skills, strong interpersonal skills, and good writing skills and should be able to do market research and build presentations/documents.
• Must have the ability to work under pressure and deliver in tough timelines.
