Role Overview
We are seeking an experienced professional to drive its expansion through strategic land acquisition and joint development partnerships. The role involves scouting and evaluating potential land parcels, negotiating deals, and closing transactions that align with the Group’s growth vision. The ideal candidate will have a deep understanding of real estate markets, strong negotiation skills, and a robust network of brokers, landowners, and legal professionals.
Responsibilities:
1. Land Identification & Evaluation
Scout for suitable land parcels for residential, commercial, or mixed-use development.
Conduct market research to assess location viability, infrastructure potential, and market demand.
Coordinate with architects, legal, and finance teams to evaluate the feasibility of identified lands.
2. Financial & Commercial Analysis
Prepare and review financial feasibility studies, including ROI, IRR, and cash flow projections.
Support management in evaluating project economics and risk-return scenarios.
Assist in developing business cases for land acquisition proposals.
3. Negotiation & Deal Structuring
Lead negotiations with landowners and intermediaries for acquisition, joint development, or joint venture structures.
Work closely with legal advisors to finalize term sheets, Memoranda of Understanding (MoUs), and Joint Development Agreements (JDAs).
Ensure compliance with internal approval processes and legal documentation.
4. Relationship Management
Build and maintain a strong network of brokers, consultants, landowners, and government authorities.
Represent us at real estate exhibitions, industry forums, and broker events.
Maintain regular communication with key stakeholders to identify new opportunities.
5. Coordination & Reporting
Liaise with internal departments (Legal, Finance, Technical) for due diligence and approvals.
Track and report deal progress, negotiations, and market intelligence to senior management.
Maintain an updated pipeline of potential opportunities.
Qualifications & Experience
Bachelor’s degree in Civil Engineering, Architecture, Business Administration, or related field. MBA preferred.
8–12 years of experience in land acquisition, development management, or related functions in the real estate sector.
Proven experience in negotiating JDAs/JVs and managing end-to-end deal closure.
Strong knowledge of property laws, due diligence processes, and real estate market trends.
Excellent communication, networking, and analytical skills.
