Role Overview
We are seeking an experienced professional to drive its expansion through strategic land acquisition and joint development partnerships. The role involves scouting and evaluating potential land parcels, negotiating deals, and closing transactions that align with the Group\u2019s growth vision. The ideal candidate will have a deep understanding of real estate markets, strong negotiation skills, and a robust network of brokers, landowners, and legal professionals.<\/p>\n\n\n\n

Responsibilities:
<\/strong>1. Land Identification & Evaluation
\uf0b7 Scout for suitable land parcels for residential, commercial, or mixed-use development.
\uf0b7 Conduct market research to assess location viability, infrastructure potential, and market demand.
\uf0b7 Coordinate with architects, legal, and finance teams to evaluate the feasibility of identified lands.<\/p>\n\n\n\n

2. Financial & Commercial Analysis
\uf0b7 Prepare and review financial feasibility studies, including ROI, IRR, and cash flow projections.
\uf0b7 Support management in evaluating project economics and risk-return scenarios.
\uf0b7 Assist in developing business cases for land acquisition proposals.<\/p>\n\n\n\n

3. Negotiation & Deal Structuring
\uf0b7 Lead negotiations with landowners and intermediaries for acquisition, joint development, or joint venture structures.
\uf0b7 Work closely with legal advisors to finalize term sheets, Memoranda of Understanding (MoUs), and Joint Development Agreements (JDAs).
\uf0b7 Ensure compliance with internal approval processes and legal documentation.<\/p>\n\n\n\n

4. Relationship Management
\uf0b7 Build and maintain a strong network of brokers, consultants, landowners, and government authorities.
\uf0b7 Represent us at real estate exhibitions, industry forums, and broker events.
\uf0b7 Maintain regular communication with key stakeholders to identify new opportunities.<\/p>\n\n\n\n

5. Coordination & Reporting
\uf0b7 Liaise with internal departments (Legal, Finance, Technical) for due diligence and approvals.
\uf0b7 Track and report deal progress, negotiations, and market intelligence to senior management.
\uf0b7 Maintain an updated pipeline of potential opportunities.<\/p>\n\n\n\n

Qualifications & Experience
\uf0b7 Bachelor\u2019s degree in Civil Engineering, Architecture, Business Administration, or related field. MBA preferred.
\uf0b7 8\u201312 years of experience in land acquisition, development management, or related functions in the real estate sector.
\uf0b7 Proven experience in negotiating JDAs\/JVs and managing end-to-end deal closure.
\uf0b7 Strong knowledge of property laws, due diligence processes, and real estate market trends.
\uf0b7 Excellent communication, networking, and analytical skills.<\/p>\n\n\n\n
