  • Requirement of Property / Facility/ Estate Manager for a Real estate company in Bangalore location

Position: Property Manager
Experience: Min 5 to 7 years
Location: Katamnallur, Bangalore
Salary –  Around 50k – 60k PM
Degree or Diploma in Electrical/Mechanical/Civil/Engineering OR equivalent, of work experience in residential sites will be preferred.
Manager should manage over 30 staff as well and provide property management services.

What This Job Involves

  1. He will be in charge of the entire bouquet of Property Management Services provided at the site.
  2. The role will be to ensure smooth operations at the facility/site by enhancing efficiency using innovation and technology.
  3. His role will encompass and not be limited to:
  4. Ensuring manpower at the site is enabled to face challenges by guiding, grooming, developing and supporting them as and when required.
  5. Formulating suitable budgeting controls and Monitoring SLA’s & KPI’s of outsourced agencies towards effective service deliverance.
  6. Maintaining service level agreements and keeping performance indicator scores above excellence.
  7. Ensuring timely renewal of the agreement, submission of invoices and follow-ups for the payments.
  8. Coordinating with vendors and arranging meeting with Management Committee
  9. Auditing of water and power consumption
  10. Handling petty cash
  11. Follow ups with Government officials (BWSSB, BESCOM, PCB, CEIG, & Fire & Safety)
  12. Understanding and aligning contract/s terms & conditions to Management Committee’s expectations and take ownership of service outcomes and ensure service level agreement are met.
  13. Overseeing all vendor quotations and invoices
  14. Ensure proper sign offs for attendance and all the required details for cost sheet submission.
  15. Ensuring accuracy of billing information.
  16. Manpower planning for the site (playing a major role in their hiring process etc.)
  17. Conducting daily site rounds to ensure proper maintenance of all structures/ building facilities and services are carried out.
  18. Ensure proper teamwork.
  19. Assisting Management Committee in creating the annual budget for site operations and formulating strategies for effective management.
  20. Reviewing and ensuring data (hard and soft copy)/ e-mails/ client files are updated.
  21. Dealing with occupants’ queries in verbal/ written form.
  22. Ensuring robust complaint management process is in place and is followed meticulously
  23. Communicating and circulating information and notices to Management Committee and residents on operational complications.
  24. Ensuring health and life safety regulations/manuals are adhered on site
  25. All risk assessment recommendations are implemented and enforced for compliances.
  26. Creating business continuity plans..
  27. Should have adequate knowledge of electrical, plumbing, swimming pool maintenance, STP/WTP maintenance
  28. Should own and enforce SoPs in the society and recommend changes required to maintain a safe, hygienic, secure and harmonious place to live.
  29. Resolving emergency maintenance matters with urgency.
  30. Maintaining exemplary relationship management with projects, consultants, contractors, govt. authorities, statutory agencies for ease and smooth operations and maintenance of the property.
  31. Creating and submitting the daily management report (DMR) and the monthly management reports (MMR).
  32. Coordinate and maintain the as-built drawing and transition document library.
  33. Work closely with the Management Committee and Facility Management teams and ensure timely closure of compliant tickets
  •  Facilitate the services under the Slogan “No Safety No Work”.


He will be directly reporting to the Management Committee of company Owners’ Association
